Getting Walked: Hotel Overbooking Rules (2026)

You arrive at the hotel, hand over your confirmation, and the front desk tells you there is no room for you. Hotel overbooking has a name for that moment: you have been walked.

What happens next comes from the chain's own published commitment, not from US law.

Marriott, Hyatt and IHG each publish one, and they are not equivalent. Hilton does not publish a guest-facing version at all, as of September 2026.

What does it mean to get walked from a hotel?

Being walked is the industry term for showing up with a confirmed reservation and finding there is no room available for you.

The property then sends you to a different hotel for the night, normally one it arranges and pays for.

Why do hotels overbook in the first place?

Hotels accept slightly more reservations than they have rooms because a predictable share of those bookings never turns up.

A room that sits empty on a Tuesday cannot earn that revenue back on Wednesday, so revenue management prices in the gap.

  • No-shows. Guests who never arrive and never cancel.
  • Late cancellations. Rooms released too close to arrival to resell.
  • Early departures. Stays that end before the booked checkout date.
  • Rooms out of service. Maintenance can shrink the available count after the bookings were taken.
  • Extended stays. A guest who adds a night occupies a room somebody else reserved.

Most nights the arithmetic works and nobody notices. On the nights it does not, somebody gets walked.

What do the major chains promise if they cannot honor your reservation?

Marriott: the most specific terms on the page

Marriott's Ultimate Reservation Guarantee reads: "If for some reason we're unable to honor your reservation, we'll pay for your accommodations that night at a nearby hotel and compensate you for the inconvenience."

It is an Elite benefit, and it carries one condition worth reading twice: "To be eligible, you must provide your member number when making a reservation."

The payout then scales by brand group. At the premium brands, which include Marriott Hotels, Sheraton, Westin, W and JW Marriott, every Elite tier receives the same figure.

At select brands such as Courtyard, Fairfield and Residence Inn, Silver and Gold receive $100, while Platinum, Titanium and Ambassador receive $100 and 90,000 points.

At the budget brands, City Express, Series and StudioRes, the cash figure is $50, with 45,000 points added for Platinum and above.

The Ritz-Carlton, Ritz-Carlton Reserve and St. Regis sit in a tier of their own: $200 and 140,000 points, available only to Titanium and Ambassador members.

International properties pay the local-currency equivalent. Marriott's page states no claim deadline or annual limit, so confirm those with Marriott.

Hyatt: a free night, a ride, and a phone call

Hyatt's Guest Guarantee is short and concrete. It promises a free night at a comparable hotel, free transportation to and from that hotel, and one free telephone call to advise your family where you can be reached.

The eligibility rules are equally concrete. The reservation has to be made on hyatt.com and prepaid with a credit card.

Same-day reservations and walk-ins are not eligible. Neither are bookings made through third-party sites such as Expedia, Priceline or Hotels.com.

IHG: the first night, plus tax

IHG's Book With Confidence guarantee states: "If for any reason your reservation cannot be honored, IHG will provide you with a room and transportation to another convenient and comparable hotel. And, we'll pay for the full cost of the first night's lodging price, plus tax."

Any advance deposit you made for the stay is refunded as well.

Hilton: no guest-facing policy published

Hilton is the outlier here. As of September 2026 it does not publish a guest-facing commitment for a reservation it cannot honor.

Loyalty coverage such as AwardWallet's July 2026 guide describes relocation to another Hilton-portfolio hotel where one is available, with the hotel covering the first night and expenses such as transportation and calls.

That reporting also has the guest still receiving points and night credit. Because none of it is published by Hilton, treat it as reported rather than promised.

Does elite status change how a hotel walk is handled?

In one published way, and one unpublished way.

The published way is money. Marriott's guarantee is an Elite benefit outright, and its largest payouts are reserved for the highest tiers.

  • Marriott ties the entire guarantee to Elite status, and to your member number being on the reservation.
  • Hyatt publishes one guarantee for every guest who booked and prepaid on hyatt.com, with no published elite uplift.
  • IHG publishes the first night and transport for everyone, with no published elite uplift.
  • Hilton publishes neither a walk commitment nor an elite version of one.

How a property decides who gets moved is not something the chains document. So the dependable step is the documented one: have your membership number on the reservation before you arrive.

Notice how often the word direct turns up in those conditions. Hyatt's guarantee excludes third-party reservations, and Marriott's needs your member number attached to the booking.

Is a hotel required by law to compensate you?

No US federal rule sets compensation for a hotel guest denied the room they reserved.

That is the sharpest difference from the airline version, where a federal schedule does exist.

Under 14 CFR 250.5, a passenger denied boarding on an oversold domestic flight is owed 200% of the fare, capped at $1,075, when the airline gets them in one to two hours late.

Past two hours it becomes 400% of the fare, capped at $2,150. The Department of Transportation reviews those caps every two years against inflation.

That rule binds airlines. It does not reach hotels, and nothing in its place does.

What actually happens at the front desk?

The sequence is consistent across chains, because the guarantees themselves describe one.

  1. The property tells you it cannot honor the reservation

    This is the trigger every published guarantee is written around, and it happens at check-in.
  2. It arranges a comparable room nearby

    Marriott's wording is a nearby hotel, Hyatt's is a comparable hotel, and IHG's is another convenient and comparable hotel.
  3. It covers that first night

    IHG publishes the full lodging cost plus tax. Hyatt publishes a free night. Marriott publishes payment for your accommodations that night.
  4. Transport and contact are handled

    Hyatt publishes free transportation in both directions and one telephone call. IHG publishes transportation to the replacement hotel.
  5. Any compensation follows the program's terms

    On a Marriott stay with your member number on the reservation, that is the brand group's cash and points figure. Elsewhere, nothing beyond the room and the ride is published.
  6. The original booking gets settled

    IHG publishes a refund of any advance deposit. Where a chain does not publish how the original charge is handled, ask before you leave the desk.

Keep your confirmation and the replacement hotel's folio; the chain's terms are what any later conversation references.

What makes getting walked less likely?

Nothing removes the possibility, since the property's inventory is the property's inventory. A few things inside your control still move the odds.

  • Book direct. Several of these guarantees, Hyatt's explicitly, do not apply to third-party reservations.
  • Put your membership number on the reservation. Marriott's guarantee depends on it.
  • Guarantee the room and flag a late arrival. Chains handle this differently, and Choice publishes a late-arrival guarantee holding the room until 7 a.m. the following morning.

Walks are rare, and the overwhelming majority of stays never come near one.

The useful thing is knowing, before you book, which of these commitments your reservation stands on. That gets decided where you book.
